Hop Bine Studio - Luxury two person- weekly lets only

 

5 Star Hop Bine Studio is a weather boarded barn conversion situated on the farm of Waters End.The main room has a bed that disappears behind a faux bookshelf during the day to give you a lovely spacious room with adjoining en-suite bathroom and kitchen. The luxury Vi Spring Double Bed ( can be twin) is dressed with best quality egyptian cotton linen and feather duvets  (synthetic bedding can be provided on request). An en-suite bathroom and well equipped kitchen all very comfortably furnished, French windows open out to terrace. Underfloor heating, slate floors throughout and high ceilings. Beds and linen are all best quality (synthetic bedding can be provided on request). TV and DVD players and WIFI , well furnished throughout, rated 5 Star silver by the Tourist Board and AA Gold . All of this is set in peace and quiet with 40 acres of lakes and woodlands.
We have some good country pubs, plenty of walks and lots to do in the area. Local towns are 10 min, Tenterden and Cranbrook, village shop 5 minutes. Many National Trust, Sissinghurst Castle, Scotney Castle, Batemats, Bodiam, Chartwell , Leeds Castle, Dover Castle and tunnels, Small Hythe (Ellen Terry). The gardens of Great Dixter, Pashley Manor, Igtham Mote, Whitstable, Margate Turner Contemporary, Hastings The Stade, Chatham Docks, Canterbury, Tunbridge Wells, Rye, Battle(1066), Bewl Water, Bedgebury National Pinetum, Hop Farm at Paddock Wood, Herstmonceux Castle Observatory, Port Lympe Zoo, Romney & Dymchurch Railway, Kent & Sussex Light Railway. Golf at Rye, Chart Hills, London Beech, Dale Hill and many more Chapel Down Vineyard, Shephery and Neame Brewery Tour and the huge sandy beach of Camber Sands for families or learn to windsurf or beach surf.

    Arrival is from 4pm onwards and departure time is 10am.
  • DEPOSIT
    A  good housekeeping deposit of £200 is payable on arrival  as a bond, representing your agreement to leave the property as found. Claim could arise for excessive cleaning costs etc. A claim for any costs arising from your rental which were not anticipated or charged for. To date this has not arisen and we are proud to have lovely guests whom in turn have a lovely place to stay.
  • SMOKING is strictly not allowed in any of the properties at Waters End
  • RENTALS AND CHARGES
    To secure a reservation you need to pay a deposit payment of 30% of the total rental. A credit or debit card payment secures a reservation. On receipt of your deposit, booking fee and any other relevant charges, the Company will confirm your reservation in writing. You are then responsible for the balance of the rental, which is due no later than 8 weeks prior to stay date.
     
    Payments:  By credit card, debit card or Iban/Swift. Should any ‘extra’ charges be raised against us by your bank ( i.e. default or bank administration charges) they will be passed to you and you will be liable to reimburse us in respect of such charges within 7 days. Overseas visitors may pay by credit card which we will charge in sterling.

    Non receipt of payment: If we do not receive payment by date requested, we will treat it as a cancellation. In which case we will be entitled to keep all of the deposit already paid. If we do not cancel straight away because you have promised to make payment, you will be liable for cancellation charges, depending on the date Waters End treats your booking as cancelled. Any  changes to the booking will incur an administration charge of £25.00.
    Short week lettings incur a cover charge of £30.00 per booking.
  • If a cleaner is required on departure this is to be arranged and paid on booking.
  • Cancellation Charges
    By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your reservation and the booking cannot be re-let, or you terminate your stay before completion, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have paid it, less an administration fee of 25% of the total booking.
    Please note that your deposit is not refundable under any circumstances. We would strongly recommend that you take out cancellation insurance to cover your holiday.

    Pets: Well behaved dogs are permitted in the barn accommodation by prior arrangement only, at an additional cost of £5 per night. Please note sheep are regularly grazing the surrounding area and chickens free range. Dogs must be controlled at all times.
