Four Person Luxury Self Catering.
Welcome to our self catering holiday cottage, nestled in the heart of Waters End Farm, down our quiet private drive. The sympathetically converted weatherboarded barn provides superb holiday cottage accommodation in the heart of south east England and is surrounded by picturesque English countryside.


The property is on one level and comprises of two double bedrooms (one may be converted to a twin) with en-suite bathrooms, lovely large vaulted Lounge/Kichen/Diner, private Porch and hallways and is very well equipped with all the amenities expected of a five star property, with under floor central heating throughout and a wood burner.
The style of the interior is an unfussy mixture of old and new, with lovely soft furnishings and all the modern comforts to make your stay a memorable one, slate floors throughout and  high vaulted ceilings.

It boasts its own garden complete with deck, large lawn, delightful summerhouse and ample parking.  This lovely self catering barn conversion sleeps up to four with two bedrooms (one can be twin) both rooms have en-suite bathrooms, both beds have best quality vi-spring quality mattresses and lovely crisp white bed linen, all to ensuring a restful nights sleep.

The recently newly fully fitted  kitchen with Oak work surfaces has a butlers sink,  Lacanche/ Westahl professional gas hob cooker with electic oven and grill, Porsche/Siemens electric filter coffee maker, cafettiere, integral Meile dishwasher, microwave, Liebher full sized fridge and three drawer freezer, Meile washer/dryer, four slice toaster, iron and board, even an electric mixer, and ample storage space. The kitchen leads on to the dining area with a good sized wooden country kitchen table and six chairs. The living area has comfortable sofas, flat screen TV, DVD and  your own wood burning stove. Double doors open onto own deck in both the kitchen area and lounge,the deck  is complete with a teak dining table and six chairs for al fresco dining and an outside barbecue.


Across the lawn is a delightful cedar summerhouse to catch the last of the suns rays.There is a high chair and cot available on request.

Arrival is from 4pm onwards and departure time is 10am.


SMOKING is strictly not allowed in any of the properties of Waters End


To secure a reservation you need to pay a deposit payment of 30% of the total rental. A credit or debit card payment secures a reservation. On receipt of your deposit, booking fee and any other relevant charges, the Company will confirm your reservation in writing. You are then responsible for the balance of the rental, which is due no later than 12 weeks prior to stay date.

Payments:  by credit card, debit card or Iban/Swift. Should any ‘extra’ charges be raised against us by your bank ( i.e. default or bank administration charges) they will be passed to you and you will be liable to reimburse us in respect of such charges within 7 days. Overseas visitors may pay by credit card which we will charge in sterling.

Non receipt of payment: If we do not receive payment by date requested, we will treat it as a cancellation. In which case we will be entitled to keep all of the deposit already paid. If we do not cancel straight away because you have promised to make payment, you will be liable for cancellation charges, depending on the date Waters End treats your booking as cancelled. Any changes to the booking will incur an administration charge of £25.00.


A  good housekeeping deposit of £200 is payable prior to arrival  as a bond, representing your agreement to leave the property as found. Claim could arise for excessive cleaning costs, smoking in non-smoking properties, etc. A claim for any costs arising from your rental which were not anticipated or charged for. To date this has not arisen and we are proud to have lovely guests whom in turn have a lovely place to stay.


The property is let on a weekly basis. Weekends and mid week breaks may also be booked in low season only
