We have three local Michelin Restaurants and a pletheror of good Inns and the cinque ports and beach to visit.
This luxury property can accommodate maximum 4 persons, perfect for two couples or family.
A lovely weather boarded barn conversion accessed by own private drive, stands in 43 acres of lovely kent countryside. Two delightful bedrooms en-suite, cloakroom,lounge/diner and kitchen, own terrace, ample parking. Beautifully appointed, very comfortable and well furnished with georgeous log fire.
Well situated for both Kent and Sussex, London is one hour by train from Staplehurst.
Approximately one hour from Dover, the Channel Tunnel and Gatwick
The property is on two levels with travetine tiled floors throughout that have under-floor heating. First level has two bedrooms with en-suites, both bedrooms have generous proportions and vaulted ceilings, with very comfortable large vi-spring beds. A corridor between also has a separate cloakroom.

The kitchen is beautifully equipped with Lacanche five ring Gas range cooker with double electric oven, a microwave combi oven,Caffetiere, Miele dishwasher, washer/dryer, all equipment you would need to bake a cake to Sunday Roast. All cleaning products and T towels are provided, certainly enough to start you off and there will also be fresh milk, tea, and crumpets awaiting your arrival.
The property is well away from any roads but we have a lot of deep and open water not suitable for children with two ponds very close to the property and lakes within the grounds, however there is no possibility of flooding other than the sink or bath overflowing
Booking terms and conditions
Arrival is from 4pm onwards and departure time is 10am.
A good housekeeping deposit of £200 is payable prior to arrival as a bond, representing your agreement to leave the property as found. Claim could arise for excessive cleaning costs, smoking in non-smoking properties, etc. A claim for any costs arising from your rental which were not anticipated or charged for. To date this has not arisen and we are proud to have lovely guests whom in turn have a lovely place to stay.
SMOKING is strictly not allowed in any of the properties of Waters End
RENTALS AND CHARGES
To secure a reservation you need to pay a deposit payment of 30% of the total rental. A credit or debit card payment secures a reservation. On receipt of your deposit, booking fee and any other relevant charges, the Company will confirm your reservation in writing. You are then responsible for the balance of the rental, which is due no later than 12 weeks prior to stay date.
Payments: by credit card, debit card or Iban/Swift. Should any ‘extra’ charges be raised against us by your bank ( i.e. default or bank administration charges) they will be passed to you and you will be liable to reimburse us in respect of such charges within 7 days. Overseas visitors may pay by credit card which we will charge in sterling.
Non receipt of payment: If we do not receive payment by date requested, we will treat it as a cancellation. In which case we will be entitled to keep all of the deposit already paid. If we do not
cancel straight away because you have promised to make payment, you will be liable for cancellation charges, depending on the date Waters End treats your booking as cancelled. Any charges to
the booking will incur an administration charge of £25.00.
Short week lettings incur a cover charge of £30.00 per booking.
If a cleaner is required on departure this is to be arranged and paid on booking.
Please note there is a minimum rental charge of £ 325.00
